Does paving a driveway increase a home’s value?

Chip Seal: Paving

Are you looking to improve the look of your home while also increasing its value? Then look no further than paving your driveway! H-H Paving was recently asked if paving a driveway increases a home’s value? The answer is a definite YES!

Why does paving my drive increase the value of my home?

To begin with, we need to consider that the first impression that visitors get when they arrive on your property is the drive up to your home. Whether we have ever thought of it or not, our driveways are the welcome mats to our homes, and if they are neglected, they become unsightly.

However, if you have a paved driveway, it immediately boosts your property’s curb appeal!

On another note, your home’s value is partially determined by your neighborhood. For example, if you live in an area where everyone else’s driveways are paved, your home may be perceived as less valuable. Now if you were to reverse the scenario and your home is the only one that has a paved drive in an area, the perception changes and others assume you take better care of your home.

Buying a Home is Expensive

Purchasing any home or property is expensive. If you are considering putting your property on the market paving your driveway should be one of the first things you put on your list for improvements. The added cost of repairing a driveway is a negative point for potential buyers and will turn many away.

Why Gravel Driveways are Not Ideal

Gravel may appear to be ok for your use, but potential home buyers do not like it.

Furthermore, depending on the climate in which you reside, gravel can be difficult to maintain. If you live in an area that receives a lot of rain or intense thunderstorms in the summer, you will lose money on gravel.

Why? Because gravel is not permanently bonded to your driveway and rain will wash it away. We have all driven past properties during rainstorms when gravel has been washed onto the main road, and we have had to slow down. That is why those who choose gravel often end up having to have additional applications brought in throughout the year.

Gravel is also messy and will make your vehicles look like they have been painted in a coat of dust. If the weather is wet, then mud gets splattered onto the exterior, and then you track it into your home.

The Value of Paving Your Driveway

Conversely, if you invest in having your driveway paved, you eliminate the many issues that come with gravel. While the initial investment is not the cheapest option paving your driveway will immediately raise the value of your home by at least the cost to have the work done. Furthermore, having a paved drive will pay for itself over time.

Did you know that with proper care and maintenance that your driveway could last you upwards of 25-30 years? Maintenance for your asphalt is not difficult either because you only have to have it done every 3-5 years through sealcoating and patching. Paving with asphalt is a decision you will not regret!
